BNS provides property services to a broad client base, with an outstanding track record in the provision of maintenance services to all types of residential and commercial property including apartment blocks, housing estates, offices, private residential housing and business parks.

BNS offers an extensive spectrum of maintenance services including Mechanical, Electrical, Fire & Security, Building fabric, insurance remedial, Health & Safety and Grounds Maintenance. Working in this key role, whilst heading up the Onsite services team, you will be responsible for the management and delivery of maintenance services across a range of property types,

In the role of Head of Onsite services best practices must be followed for maximum efficiency across the full range of services. The role includes both strategic planning and management of a team consisting of contract managers, project managers, quantity surveyors / Estimators, administrators, supervisors and maintenance personnel to ensure day-to-day operational requirements are met.

This role also requires the delivery of growth for the department in existing and new service lines.

Previous experience of delivering maintenance services through the management of large teams in a commercial environment to high standards in the property sector is required. Technical skills and experience, the ability to be self-driven and client relationship management will be crucial in this role.

General Responsibilities

  • Contributing to and delivering the long-term strategy for Onsite services.
  • Maintain, enhance and install key individuals in specific roles that will improve and enhance the service delivery to existing and new clients.
  • Develop and enhance the capability of the departments leadership team to drive performance in their key areas of operations.
  • Internal and external stakeholder management and high-level client engagement.
  • Drive exemplary quality, health, safety, environmental, compliance and sustainability within the Onsite services delivery.
  • Introduce and maintain policies, procedures and ways of working that allow efficient service delivery with current and new service provisions.
  • Capitalise on growth opportunities for Onsite services in new and existing service lines.
  • Identify industry qualifications, training/education and trade associations that will enhance best practice and service delivery.
  • Regularly report to the Business Directors on key elements of performance and agreed strategy along with business opportunities.

Leadership and Team Management

  • Develop and manage the Onsite services team structure to ensure adequate resourcing to deliver the Onsite services Strategy, achieving maximum productivity with a cost-efficient hierarchy.
  • Provide strong leadership to the team, fostering a positive and high-performance culture.
  • Develop and mentor team members, promoting continuous learning and professional growth.
  • Work with team members and other supporting departments to put progressive succession planning in place.
  • Set clear goals, monitor performance, and manage individual and team performance evaluations.
  • Ensure effective collaboration and communication between team members and with other departments by fully integrating with and understanding duties within the wider business.
  • Ensure teams have access to training and qualifications which ensures their compliance and ongoing certification to their professional and trade qualification.
  • Work with the HR Team to develop and execute the strategy to deliver high levels of retention and an effective recruitment process to meet current and future department requirements.

Strategic Planning and Budget Management

  • Responsibility for the financial performance of the department.
  • Oversee the preparation, allocation, and control of Onsite services resource, ensuring optimal resource utilisation.
  • Identify opportunities for efficiency improvements and cost savings while maintaining high service levels.
  • Ensure additional services and projects are added, and contracts are secured on re-tenders.
  • Report on performance with key information, opportunities and risk.

Health, Safety, and Sustainability

  • Ensure compliance with health and safety regulations, implementing best practices to minimise risk and provide a safe working environment.
  • Drive sustainability initiatives by enhancing energy efficiency, waste reduction, and environmental practices.

Operations Management

  • Develop and maintain effective procedures, policies, and standards to ensure compliance with statutory, good industry practice contractual requirements.
  • Collaborate with internal and external stakeholders to optimise services.
  • Ensure that all new and existing contracts are compliant with the service delivery requirements.
  • Ensure that the correct technical skills are employed and deployed to effectively manage the contract requirements.
  • Identify and deploy operational improvements that deliver increasing efficiency into operations.
  • Oversee and manage the out of hours reactive maintenance service.

Relationship Management

  • Working with the client and account managers, develop and maintain strong customer relationships with key customers and influential stakeholders at all levels.
  • Devise and implement a strategy to ensure relationships with all clients are maintained to the highest of standards.
  • Working with the client and account managers to ensure retention of key customers with exceptional service delivery.
  • Build strong relationships with clients, vendors, suppliers, contractors, and other stakeholders to ensure high-quality service delivery.
  • Collaborate with business leaders to understand their needs and develop strategies to meet their facility requirements.
  • Act as a point of escalation for issue resolution and manage stakeholder expectations.

Experience, Knowledge & Skills

A successful candidate will bring a broad range of maintenance and project management experience across all sectors of the property industry.

The role will have overall responsibility of the management of the onsite services department in line with all quality, health and safety, environmental and company procedures related to general legislation, client and tenant requirements.

As an experienced property services professional, most requirements of the job will be familiar to you:

  • Excellent customer service
  • At least 5 years experience of managing large teams delivering maintenance services
  • High degree and knowledge of Health and Safety legislation, environmental protection requirements and ideally hold IOSH Managing Safely qualification or equivalent.
  • Knowledge of delivering services to both residential and commercial property
  • Excellent IT skills – Word, Excel, Outlook and bespoke packages
  • High level communication and inter-personal skills both written and spoken
  • A methodical approach with attention to detail self-motivated and passionate about working as part of a team .
  • Confident and diplomatic
  • An understanding of Accounts, invoicing and financial reporting
  • You’ll be proactive, receptive and adaptable to change whilst being diligent and providing ideas to encourage growth and efficiencies
  • Experienced with CAFM systems
  • Technically competent although not necessarily technically qualified
  • Clean Driving License

Working Hours

09:00 to 17:00 Monday to Friday.

Part of the out of hours on call escalation Rota.
