Summer Maintenance Tips for Your Home

As we approach summer it’s the perfect time to carry out some of the maintenance tasks put on hold during the winter months.

Summertime brings with it the perfect opportunity to give your property some TLC and can be an ideal time for completing ad-hoc jobs we’d filed away for a less rainy day.

Whether it’s a quick paint job, roof tile repairs or an all-out external redecoration, summer is the prime time to ensure your building is well maintained and prepared for those harsh winter months.

While every building is different, many are composed of the same elements, all in need of ongoing maintenance and attention.

So, no matter how big or small your property is, to help ensure a proactive approach we’ve compiled our ‘Summer To-Do’ list and welcome you to consider these works as part of the ongoing upkeep of your property.

Your Summer Property Maintenance To-Do List

  • Gutter and Hopper Clearance
  • Roof Survey and Repairs
  • Window Repairs
  • External Redecoration
  • Jet Washing
  • Tree Surveys and Surgery
  • Re-Pointing

Gutter and Hopper Clearance

Ideally carried out twice a year: once as we approach summer and again after autumn.

This ensures when the rain hits, those gutters can stand the water and take it away as intended.

Roof Survey and Repairs

Warm, dry conditions allow our contractors to safely access rooftops to check for signs of slipped, cracked or missing tiles, exposed roof felt or even blocked gutters, valleys and hard to access spaces.

This proactive approach will help to prevent emergency reports of leaks in heavy downpours.

Window Repairs

A great time to spend sealing windows, repairing frames and ensuring all glass is fitted and replaced where needed.

Having well sealed windows reduces the likelihood of water ingress in wet weather, helps keep the heat in and assists in keeping mould and damp at bay during the winter.

External Redecoration

Often a large-scale project done on a planned and reoccurring basis, summer is the prime time to get the scaffolding up and have your property redecorated.

These larger projects often include repair and preparation of the external frames, render, fascia boards and sills and re-painting of all areas.

The warm weather is ideal for allowing external paint to dry properly, the longer daylight hours allow for these jobs to be completed with no limitations because of darkness or cold and in ensuring the externals are completed in summer, we then free up those winter months for internal works to take priority.

Jet Washing

The cold and wet weather often brings moss, mould and grime build-up on those lovely, paved paths and driveways.

Summer is the perfect time to jet wash these areas, removing all that winter left, bringing paving stones and slabs back to their former glory.

Tree Surveys and Surgery

What better way to utilise the sun than having those gardens tidied, hedges trimmed back, or trees cut in preparation for winter.

Our grounds teams can advise on which trees require work and when is best to do it.

They will take care of all the planning permissions required for Tree Preservation Orders.

Re-Pointing

Those lovely older buildings with stone façades, or the beautiful stone walls we often see surrounding our estates also need ongoing maintenance to preserve them as best we can.

Repointing can improve the appearance of your building, giving it a fresh face lift, but it will also prevent penetrating damp and water ingress when the rain returns.

Here at BNS our team works to ensure a high standard and a proactive approach to maintaining your property.
